With the ÖGNI certification from the Austrian Association for Sustainable Real Estate, the project developer wants to contribute to environmentally conscious living and at the same time urban living and quality of life. The project has been affiliated with the Fund since 2021 Wealthcore Austrian Life I, a sustainable fund certified under Article 8 of the EU Disclosure Regulation that verifiably invests in environmentally and socially responsible housing projects such as those on Lorystrasse. The entire complex is scheduled to be completed in early 2024. For the upcoming marketing by EKAZENT management, INVESTER would like to create two model apartments this year, which will be available for viewing.
“The moment when the project team stands on the top floor and pours the final concrete is always something special,” explains Michael Clement, CEO of INVESTER United Benefits, of the rooftop celebration. “The project is an important step towards a more environmentally conscious lifestyle. The proximity to the Simmering U3 station, the focus on social aspects such as the common room or bookable home office rooms, as well as innovative energy solutions represent our vision for future living.” While work on the exterior of the building reaches its peak at roof level, the hot phase now begins on the interior.
Well thought out floor plans and sustainable highlights
The apartment building project promises a vision of environmentally and climate-friendly living through district heating and green public electricity from its photovoltaic system. More than half of the 35 parking spaces could be retrofitted with e-mobility charging stations. The spatial concept of the project also produced living solutions aimed at showing that the big city and life close to nature are not mutually exclusive. The floor plans are specially designed to meet the needs of modern city dwellers. Even small apartments of 1.5 rooms want to provide the maximum feeling of space: a sleeping alcove, a seat-height window sill defining the dining area, a functional kitchen and a separate multifunctional waiting room. Each of the 73 residential units also has a private outdoor area such as a terrace, balcony or garden. There is also a playground for younger children and a common room. “Sustainability has not only an environmental element, but also a social one. The project creates spaces for meetings. This fosters a sense of community among residents and represents a contribution to society,” says Clement.
Given the increasing importance of home office and flexible work arrangements, developers have provided special rooms that can be used as home office rooms. They provide future residents with a calm and productive environment for their professional activities and contribute to achieving an optimal balance between living and work. “It is important to us that people not only feel comfortable here, but that they can live in a future-oriented way,” says Clement.
Good strategic location
The location in Simmering also contributes to the green idea. Located about a 5-minute walk or 400 meters from the Simmering U3 station, the project is connected to Vienna city centre, while local entertainment areas such as the Wienerberg or the Danube are also a stone’s throw away.
